Bradford-Leeds Airport Expansion – Large-scale Project with a Future
Bradford-Leeds Airport was completed back in the 1960s and has hardly changed since then. But over the decades, the region around the airport has developed into one of the most important regions in the UK and the 22nd largest economy in Europe after Switzerland.
The UK’s fourth largest metropolitan area is now set to receive the airport expansion that passengers and residents have long wanted. Pillar-X sees great potential in the large-scale Bradford-Leeds Airport project to further boost the region’s economy.
What are the plans for Bradford-Leeds Airport?
Bradford-Leeds Airport is to be expanded with the addition of another terminal by 2030. The new building will allow the approximately 7.1 million expected passengers to reach their destinations quickly and reliably, more than doubling the current capacity. This will make Bradford-Leeds one of the largest airports in Europe, carrying only about 1 million fewer passengers than the continent’s most popular airport in Zurich.
The new terminal will allow travellers to get to domestic and international destinations faster and easier without delays. To ensure that the new airport has a future, special attention will of course be paid to the ecological balance of the project. For example, the completed project is expected to reduce the airport’s emissions by 45% through for example a reduction in fuel consumption. Likewise, the M1 and M62 highways are to be relieved, whereby the CO2 emissions of the region will be further indirectly reduced by the project.
What impact will the airport expansion have on the region’s property market?
Of course, such a project will have a major impact on the surrounding region. The operation of the new terminal alone will create about 7,200 well-paying jobs. Likewise, the movement of goods will be improved by easing congestion on the highways and international travellers will find it much easier to reach the region. These are all factors that will have a positive impact on the region’s economy.
For this reason, we see Bradford in particular as an interesting place to invest in the property market. The airport will become one of the largest employers in the region, creating many new and well-paying jobs. This means that skilled personnel will want to move close to their new jobs. This will create a big boom in the market due to the many new working tenants who will need a new home. Together with the synergy effects created by the improved connection to international transport and the relief of the existing infrastructure, the prosperity of the region should increase noticeably.
The increased economic growth and new prosperity of the region will thereupon act as a magnet for people from the surrounding area. Such a major project in the region for the region can thus indirectly trigger a snowball effect that makes the metropolitan region as a whole significantly more attractive. Due to these factors, we see great opportunities in the Bradford-Leeds property market, which we will take advantage of while property prices have not yet exploded.
