For us, there are two main reasons:

  • The property prices and also renovation costs are significantly cheaper compared to Switzerland. This makes it economically interesting for us.
  • The positive legal situation: owners and tenants are fair to each other. There are rights and obligations for both sides, and we consider these to be 50/50. It is not the case that all risk is borne exclusively by the owner.

No, we don’t have to. Our job is to take responsibility, keep the finances under control and ensure that all processes from A to Z are carried out as discussed and promised. The manual work is carried out directly on site by professionals commissioned by us and also supervised. We work with people we know and trust.

Nevertheless, we are on site ourselves four to six times a year to maintain our network and to intervene directly where necessary.

Quite simply: it’s worth it to us. The purchase process with a mortgage is very time-consuming. Through our model, we are able to act extremely quickly and do not waste time unnecessarily, which is a scarce resource in the investment business. A mortgage is always taken out later, when time no longer plays a major role. In addition, we factor in any costs (even if they are higher) right from the start.

We always analyse a building and the financial situation for at least two or more exit strategies in case our original plan does not work out. Despite comprehensive preliminary clarifications and analyses, it can always happen that the markets may change. This is precisely why we will never invest unless multiple exit options are possible (e.g. first strategy =  lease / second strategy = sale).

We only invest in properties that are located in our analysed target markets. Each project is analysed and calculated in detail beforehand. Only if our high standards for a suitable property are fully met will a purchase be made.

We maintain open communication. There are constant updates on our blog and also on our social media channels such as LinkedIn and Instagram.

The biggest advantage for us is that we can create win-win-win solutions. In addition, we want to expand our portfolio and build our strong reputation in the property industry.

We see BREXIT as an opportunity. As our business is fully operational within England, we are not dependent on external contractors. There is a shortage of housing units and BREXIT has not changed that. Our carefully considered strategies and regions are key to our success.

There are many reasons why a company may struggle during this global pandemic; however, we can proudly say that we founded our company in the midst of this crisis and have not experienced any difficulties so far.
